Real Estate Photography for Owners and Agents alike.
Your property is about to go in to the MLS and be seen by thousands of people on thousands of websites. Lets talk about what do you need to do in regards to photos for your property. First, in my opinion you should not list your property in the MLS or on any website until you are happy with the photos. Someone may say to you that it is okay just to add one or two pictures for now and then we will get better photos done later. I think that is a terrible idea since the first impression means so much. Have pictures, virtual tours, videos all ready from day one even if that means waiting a few extra days to list the property.
Now, how many photos should a property have and the answer is as many as possible to show off your property. Many MLS’s and websites have different limits, some allow 50 while others allow 100 images. Well, If I only have a small condo I may not have that many images to show. You may need to check with your real estate agent, but in most cases you can also include photos from outside the condo including area pictures, so you may have a lot more images to show then you think.
Here are a few ideas of images that you can display with your listing. We start off with all the basic interior images from the kitchen, bathrooms and bedrooms. Next, if there is a media room, a den, basement, garage, hallways, cover it all. Now we go outside this might be a little different depending upon if the property is a condo, townhouse, hi-rise or single family home. Pictures should include the front yard, back yard, outdoor pool, spa, deck, patio, driveway and garage. If this is a building, then pictures of the building showing which floor your unit is located on. Ariel photos can show off the location located within a community. Now lets move on to amenities, if your property is located in a community with amenities then add photos of the clubhouse, pool, tennis courts, pickleball courts, golf course, fitness center, bike trails and more. By now you can see how the total number of images is adding up and you are giving the buyer a great idea of your home, location and the amenities that made you fall in love with the home when your purchased it.
Now, that you have all of these photos you are about ready to add them to your property listing. If you or your agent are taking these photos it would also be great to take some short videos at the same time to make some great reels for social media and enhance your listing even more.
Just a few more details since people always want to know if you need a professional camera or can I use the camera on my phone to take the photos. In some cases a camera phone will work just fine and the owner will be happy. The thing to keep in mind is that a digital camera may have more features, zoom lens, better wide angle shots and if I was listing a luxury estate I would use a digital camera. The choice is yours and if you are happy with the photos, that is what counts.
One other thing that you should keep in mind is that a real estate agent or a real estate photography will take better pictures then most owners simply because they do this for a living so in general will do a better job then having the owner take the photos.
